This full-block, mixed-use development lies at the heart of Mt. Vernon Square, Washington D.C.'s Convention Center District. With eleven floors of office, retail, and parking, this building features prominently along one of the city's busiest avenues. The triangular site posed challenges in terms of efficiency. Overlapping a dual core, L-shaped building with the shape of the site generated a building form that proves remarkably flexible for leasing, with a added benefit of a large central atrium that defines the main entrance from Massachusetts Avenue. Roof terraces offer dramatic views of the U.S. Capitol and the Washington Monument. Contrasting glass and precast skin types define the project's character, pushing and pulling across the facades to create a subtle interplay of textures at both the urban and human scale.
